Kerfoot. The first real estate developer to reestablish his business after the Great Fire in 1871, Kerfoot became the embodiment of the "I Will" spirit of Chicago. He reopened his office the day after the fire ended with a sign on his door reading: "W.D. Kerfoot. All gone but , wife, children and energy." These unpretentious residences feature distinguished workmanship and finely crafted details."

Lincoln Park is located on the North side of the Chicago, slightly above the Loop between Diversey and the Lake. People who are not part of the local community tend to concentrate in the area near the Lake, but the heart of the neighborhood is along Fullerton and Halsted. Lincoln Park is just a stone throw away from the downtown – about 20 minutes train ride or a ten minute drive to Kennedy. The village is very well connected both by rail and bus services.

Lincoln Park prides itself to be one the most attractive neighborhoods in Chicago. It not only has elegant houses, but also boasts of great location and view. Lincoln Park draws its name from being ‘the happening place’ from many angles. There are a number of exciting sports to indulge and the beautiful area surrounding it gives a surreal feeling to the residents. The economy in Lincoln Park is fast paced, and one finds to their surprise that you can get anything that you would get in the big cities right there in Lincoln Park. Its fame of being a fun place maybe it is derived from the fact that it is populated mainly by youngsters who have established themselves in the recent years. Being a young community it enjoys life and promotes a culture of healthy economic competitiveness, which gives it its fast pace. The beauty of its locale is owned to the fact that Lincoln Park was almost a century back a multiple amalgamation of orchards. It was in the late 1970s that the Government applied itself to transform this area into a homestead location.

Real estate in Lincoln Park will suit every pocket and definitely every taste. It has apartment buildings as well as condominiums. However, the majority of the houses are apartments of maximum four floors, each consisting of two or three apartments. Another characteristic of Lincoln Park is row houses which have a long attachment of rooms. These are the most expensive. The housing price ranges between $600,000 to $2 million.

Lincoln Park has a great variety of houses available for rent as well. The most favorite and sought after rental properties are the apartments having two to three bedrooms. These range between $1200 to $2500 per month. Most of the se apartments are built in such a way that each has a lake view. This arrangement is actually one of the most attractive parts of Lincoln Park housing lots. The houses are regularly renovated and the outward appearance of the residential areas is exquisite. The only downside here is that most of the buildings do not permit parking.

The Lincoln Park has six hospitals in its area, and as many as eight schools. It also prides itself with the presence of the De Paul University.

For entertainment, there are a few famous parks in the area: the free Lincoln Park Zoo and the Lincoln Park Conservatory, and Oz Park. Besides, the inmates enjoy fishing, swimming, golf course and a great variety of international cuisine. A novelty, Lincoln Park has a Theatre on the Lake.

Attention: For Sale By Owners!

Why People Are Afraid To Buy From You!

Many homeowners believe that to maximize their profit on a home sale they should sell it themselves. At first glance, they feel selling a home is simple and why should they pay a broker fees for something they could do themselves? In fact, close to 25% of all the homes sold last year were sold for sale by owner (FSBO).

However, close to half of the FSBO’s said that they would hire a professional next time they sold. Thirty percent said they were unhappy with the results they achieved by choosing FSBO. Why?

Many FSBO’s told us that the time, paperwork and everyday responsibilities involved were not worth the amount of money they saved in commissions. For others, the financial savings were even more disappointing. By the time they figured the amount of fees paid to outside consultants, inspectors, appraisers, title lawyers, escrow and loan officers, marketing, advertising... they would have been better off having paid the broker’s fee which would have included many of these charges up front.

Selling a home requires an intimate understanding of the real estate market. If the property is priced too high, it will sit and develop a reputation for being a problem property. If the property is priced too low, you will cost yourself serious money. Some FSBO’s discovered that the lost money as a result of poor decisions outweighed the commission.

Before you decide to sell FSBO, consider these questions and weigh the answers of assuming the responsibility versus employing a professional. A little time spent investigating up front will pay off tenfold in the end.


Questions To Consider:

Do I have the time, energy, know-how, and ability to devote a full forced effort to sell my home?
One of the keys to selling your home efficiently and profitably is complete accessibility. Many homes have sat on the market much longer than necessary because the owner was unwilling or unavailable to show the property. Realize that a certain amount of hours each day is necessary to sell your home.

Am I prepared to deal with an onslaught of buyers who perceive FSBO’s as targets for low balling?
One of the challenges of selling a home is screening unqualified prospects and dealing with lowballers. It often goes unnoticed... how much time, effort and expertise it requires to spot these people quickly. Settling for a lowball bid is usually worse than paying broker commissions.

Am I offering financing options to the buyer? Am I prepared to answer questions about financing?
One of the keys to selling, whether it’s a home, a car... anything, is to have all the necessary information the prospective buyer needs and to offer them options. Think about the last time you purchased something of value, did you make a decision before you had all your ducks in a row? By offering financing options you give the home buyer the ability to work on their terms and open up the possibilities of selling your home quickly and more profitably. A professional real estate agent will have a complete team, from lenders to title reps for you to utilize...they’ll be at your disposal.

Do I fully understand the legal ramifications and necessary steps required in selling a home?
Many home sales have been lost due to incomplete paperwork, lack of inspections or not meeting your states disclosure laws. Are you completely informed of all the steps necessary to sell real estate? If not, a professional would be a wise choice.

Do I have the capability of handling the legal contracts, agreements and any disputes with buyers before or after the offer is presented?
Ask yourself if you are well versed in legalese and if you are prepared to handle disputes with buyers. To avoid any disputes it is wise to put all negotiations and agreements in writing. Many home sales have been lost due to misinterpretation of what was negotiated.

Have I contacted the necessary professionals....title, inspector (home and pest), attorney, and escrow company?
Are you familiar with top inspectors and escrow companies? Don’t randomly select inspectors, attorneys, and title reps. Like any profession there are inadequate individuals who will slow, delay and possibly even cost you the transaction.

Bounded on the North by Fullerton Street, on the South by North Avenue, on the East by the Chicago River, and by Western Avenue on the West, Bucktown is fast becoming one of Chicago’s hottest, most desirable neighborhoods. Likewise with its neighbor to the south, Wicker Park, Bucktown’s increasingly high rents and upscale, new condos “priced well into the six digits” have started to displace the “local artist population in favor of the yuppie crowd.” Yet despite the influx, Bucktown still retains much of its bohemian flavor and remains populated by a diverse mix of artists, young professionals, students, and many others.

Perhaps one of the most frequent questions asked about the community is the origin of the name “Bucktown.” According to the Bucktown Community Organization, “it is believed the term was coined early in the area’s history, probably during the 1830s, since many of the Polish settlers raised goats (the male of which is called a buck) in their backyards.” The Polish people called the area “kozie prery” or “goat prairie,” the legacy of which still remains today. Though the Poles have all but been replaced by a Latin community (which is in turn fleeing Bucktown for cheaper rents), the influence of early Polish immigrants persists in Bucktown’s remarkable, ornate churches.

Latin immigration in the 1960’s brought a new culture to the already cosmopolitan area. During the mid 1970’s, another group of newcomers began trickle into the area, only this time the people could not be put into any ethnic category. “Mostly middle class and native born, they recognized the amenities of Bucktown – affordable housing, both rental and ownership, good transportation, and proximity to the Loop and lakefront activities”—that make Bucktown one of the prime locales in Chicago. Still, a walk “north from the large six-way corner of Damen, Milwaukee, and North Avenue will quickly take you from posh and hip to downright coarse.”

According to the Bucktown Community Organization, remains of the “good old days” can still be found in Bucktown: “cobblestone alleys; streetcar tracks peeking through potholes; a water pump in a yard near Leavitt and McLean; old street numbers in stained glass on Oakley; privy rooms under vaulted sidewalks; and, of course, the beautiful, sturdy century-old buildings.” Clearly, Bucktown’s history is grand, but it is future is just as promising. Small neighborhood bars are found on every corner, and both North and Damen Avenues boast smoky late-night clubs and stylish bars, shops, and restaurants. Bucktown has no shortage of culture—“Gallery Point,” is the area’s central art colony, (bounded by Milwaukee, Damen, Wabansia and North Avenues), and the "Bucktown Arts Fest," continues to attract 30,000 plus art lovers to the area every August, a beloved Bucktown tradition for well over 20 years.
