September 28, 2007Chicago Real Estate Market UpdateChicago, isn’t only Frank Sinatra’s “kind of town”, it is a city loved by many people. Chicago is as cosmopolitan and as cultured San Francisco, yet as street-wise as New York; it is the city that unites this great land - the ‘heart’ of America, if you will. In terms of music and art, Chicago has always been ahead of the times: while New York shows us “what IS”, Chicago shows us “what will BE”. In terms of Industry, Chicago was the fountainhead of the West, and a driving force in the very creation of America. Today, with the city of Chicago still growing, but housing boom settling down, people are wondering about the state of Chicago real estate. The fact is, while some Chicago neighborhoods are showing declines over the last year in both asking and selling prices, other areas of the city - notably, Des Plaines - are showing encouraging increases. And, while the Chicago housing market is not as “hot” as it was a couple years ago, it is certainly a great place if you’re looking to buy a home that you plan on keeping for a while (whether a home or a rental property). Here’s why: GROWTH & “REHABBING” Yes, at 3 million inhabitants (9.5 in the Chicago Metropolitan Area, or “Chicagoland”), Chicago continues to grow. As both a testament to and a symbol of this growth, the magnificent 2,000 foot tall Chicago Spire (now under construction) will be (upon completion, in 2010) the tallest building in America, and the tallest residential building in the world. For those who aren’t thrilled about living almost half a mile above the Windy City’s streets, there are plenty of other housing options in “Chi-town”. “Rehabbed” buildings account for some of Chicago’s most architecturally interesting and sought-after homes. Rehabbing is simply the rehabilitation, refurbishment and often restoration of old buildings that have fallen into disuse, usually for residential use (lofts). Rehabbed buildings include former warehouses, factories, and other industrial buildings, many of which have been granted Heritage status by the City. Chicago’s industrial past has left a wonderful selection of beautifully restored loft buildings, and matching neo-architectural condos. Another choice open to those looking for a home in Chicago, is the foreclosure market. While this can be a tough nut to crack - and an especially difficult for those just looking to get rich quick - it is a viable way to save considerable money on a home. Lincoln Park prides itself to be one the most attractive neighborhoods in Chicago. It not only has elegant houses, but also boasts of great location and view. The economy in Lincoln Park is fast paced, and one finds to their surprise that you can get anything that you would get in the big cities right there in Lincoln Park. Its fame of being a fun place maybe it is derived from the fact that it is populated mainly by youngsters who have established themselves in the recent years. Being a young community it enjoys life and promotes a culture of healthy economic competitiveness, which gives it its fast pace. The beauty of its locale is owned to the fact that Lincoln Park was almost a century back a multiple amalgamation of orchards. It was in the late 1970s that the Government applied itself to transform this area into a homestead location. Real estate in Lincoln Park will suit every pocket and definitely every taste. It has apartment buildings as well as condominiums. However, the majority of the houses are apartments of maximum four floors, each consisting of two or three apartments. Another characteristic of Lincoln Park is row houses which have a long attachment of rooms. These are the most expensive. The housing price ranges between $600,000 to $2 million. Lincoln Park has a great variety of houses available for rent as well. The most favorite and sought after rental properties are the apartments having two to three bedrooms. These range between $1200 to $2500 per month. Most of the se apartments are built in such a way that each has a lake view. This arrangement is actually one of the most attractive parts of Lincoln Park housing lots. The houses are regularly renovated and the outward appearance of the residential areas is exquisite. It also prides itself with the presence of the De Paul University. For entertainment, there are a few famous parks in the area: the free Lincoln Park Zoo and the Lincoln Park Conservatory, and Oz Park. October 20, 2006Bucktown Real EstateBucktown Illinois Real Estate Bounded on the North by Fullerton Street, on the South by North Avenue, on the East by the Chicago River, and by Western Avenue on the West, Bucktown is fast becoming one of Chicago’s hottest, most desirable neighborhoods. Likewise with its neighbor to the south, Wicker Park, Bucktown’s increasingly high rents and upscale, new condos “priced well into the six digits” have started to displace the “local artist population in favor of the yuppie crowd.” Yet despite the influx, Bucktown still retains much of its bohemian flavor and remains populated by a diverse mix of artists, young professionals, students, and many others. Perhaps one of the most frequent questions asked about the community is the origin of the name “Bucktown.” According to the Bucktown Community Organization, “it is believed the term was coined early in the area’s history, probably during the 1830s, since many of the Polish settlers raised goats (the male of which is called a buck) in their backyards.” The Polish people called the area “kozie prery” or “goat prairie,” the legacy of which still remains today. Though the Poles have all but been replaced by a Latin community (which is in turn fleeing Bucktown for cheaper rents), the influence of early Polish immigrants persists in Bucktown’s remarkable, ornate churches. Latin immigration in the 1960’s brought a new culture to the already cosmopolitan area. During the mid 1970’s, another group of newcomers began trickle into the area, only this time the people could not be put into any ethnic category. “Mostly middle class and native born, they recognized the amenities of Bucktown – affordable housing, both rental and ownership, good transportation, and proximity to the Loop and lakefront activities”—that make Bucktown one of the prime locales in Chicago. Still, a walk “north from the large six-way corner of Damen, Milwaukee, and North Avenue will quickly take you from posh and hip to downright coarse.” According to the Bucktown Community Organization, remains of the “good old days” can still be found in Bucktown: “cobblestone alleys; streetcar tracks peeking through potholes; a water pump in a yard near Leavitt and McLean; old street numbers in stained glass on Oakley; privy rooms under vaulted sidewalks; and, of course, the beautiful, sturdy century-old buildings.” Clearly, Bucktown’s history is grand, but it is future is just as promising. Small neighborhood bars are found on every corner, and both North and Damen Avenues boast smoky late-night clubs and stylish bars, shops, and restaurants. Bucktown has no shortage of culture—“Gallery Point,” is the area’s central art colony, (bounded by Milwaukee, Damen, Wabansia and North Avenues), and the "Bucktown Arts Fest," continues to attract 30,000 plus art lovers to the area every August, a beloved Bucktown tradition for well over 20 years. CHICAGO | Michael and Angelique Parker of west suburban St. Charles are proud parents of seven children, six of whom are grown and out of the house. Their seventh is still 13 years old, but they are wasting no time in preparing for their empty-nest years. "We've been thinking about this for three years," Michael Parker said. About a month ago, they scouted out Chicago's Printers Row neighborhood in the South Loop and immediately decided to purchase a condominium unit in Printers Corner, a 17-floor building to be constructed at Polk and Wells Streets. They will use it as a secondary residence for weekends until their youngest goes off to college. "The neighborhood has a lot of appeal for us, with the old Dearborn Station, and we also wanted a building with a limited number of units" for a feeling of intimacy, Parker said. Printers Corner will have only 88 units, and all will have corner views because of its creative design. Affordability and proximity to downtown were also draws for the Parkers. One-bedroom units start at $275,000, two-bedroom units at $350,000. The South Loop may be known as a magnet for hip young things and single professionals, but the area has been increasingly attracting a more diverse group of buyers, including suburban empty nesters and young families. The changing demographics of the area, along with the tapping out of loft buildings available for residential conversions, is contributing to the South Loop's new construction boom that's producing both loft-like and traditional condominium styles. "Fifty percent of our (South Loop) buyers are suburban buyers," said Jim Colella, general manager of Garrison Partners Inc., a Chicago residential real estate marketing company. "They are probably the largest growth market right now; it's not just the young kids any more." Garrison Partners represents several new-construction condominium developments, including Aristocrat Tower and Chess Lofts, at Cullerton and Prairie Streets, and Printers Corner. In this year's first quarter the South Loop was the most active downtown neighborhood in new project developments, according to a report by Appraisal Research Counselors, of Chicago. The report states that about 44 percent of first-quarter downtown sales occurred in the South Loop. Approximately 1,300 condominium units are planned for completion in the South Loop during 2006, according to Gail Lissner, vice president of Appraisal Research. Total downtown sales of 1,850 new units were 20 percent higher than during the record-breaking first quarter of 2005. Meanwhile new-home sales for the entire country were shrinking 5.7 percent in April, to 1.2 million from 1.27 million a year ago. Lissner also reported that South Loop properties currently on the market range between $270 and $600 per square foot, with 80 percent falling between $300 and $400 per square foot. Colella said the new South Loop developments are playing off the success of Central Station, a large-scale redevelopment project at the southern end of Grant Park that began in 1990. Central Station has served as the anchor for the revitalization of historic Prairie Street and the greater South Loop. Unlike Central Station, whose most famous resident is Mayor Richard Daley, Chess Lofts and Aristocrat Tower are considered affordable, with one-bedroom units starting in the high $100,000s. "With changes being made to the schools in the area and new charter schools coming in, we see more young families with young children," said Bonnie Sanchez-Carlson, president and executive director of the Near South Planning Board. "And older couples who left the city to raise their kids and now want to be back in the city are also coming back to enjoy what downtown has to offer," Sanchez-Carlson said. "Our patrons range from their early 30s to their late 50s," said Christi Cooke, general manager of Kroll's South Loop, a popular restaurant at 1736 S. Michigan Ave. At the same time, developers and real estate agents have no intention of turning their backs on young professionals who continue to flock to the neighborhood for loft living. "I'm still selling more loft-style units than traditional-style condo units," said Joanie Edelberg, a real estate agent with @properties. She said many families have been moving to the Museum Park area, which is full of loft-style properties, though it also includes the Central Station development. She also cited a new development named Lexington Park at Michigan Avenue and Cermak Road, which will include a seven-story midrise of loft-style units and a 35-story traditional condo highrise. And on May 19 the Chicago Plan Commission approved plans for the Roosevelt Collection, a vast mixed use development to be generally located at Roosevelt and Clark Streets. The retail component of the project will sprawl over 450,000 square feet. Two of the residential buildings will be designed as five-story loft-style residences, while the third will be a traditional luxury condominium. "We see the loft buildings attracting younger buyers, while the tower would be more of a luxury building with more amenities," said Howard Hirsch, president of Hirsch Associates, the architecture firm that is designing the residential portion of Roosevelt Collection.
